Hard work and dedication, combined by talent and vision have always met with success and those demonstrating continuous progress in their career become a source of inspiration and endearment.
It is also a matter of gratification to see the younger members of the business community scaling lofty heights of professional performance, winning awards and citations in the process.
Bayleys Real Estate Investment Property Sales Executive Tony Chaudhary is among a chosen few who set high standards of performance with a high note of indefatigability and inimitable energy. Featuring him under the same column in our July 1, 2012 issue, we had reported that he was named the Company’s Top South Auckland Salesperson for the fourth year in succession.
Winning habit
If striking deals that benefit everyone concerned is his wont, winning awards has also become a habit for this young executive. Last fortnight, he was honoured for being the ‘Top Commercial & Industrial Agent’ in Manukau under the Bayleys flag for the 2012-2013 financial year. He also ranked second in the Bayleys’ nationwide commercial sales network in the preceding year.
Exciting auction
The commercial property market entails formidable challenges, notwithstanding its overheated housing counterpart. Mr Chaudhary proved his competence yet again recently as he co-brokered the sale of four fully-leased retail units in a food and beverage retail convenience centre on Pakuranga Road (East Auckland) anchored by a drive-through facility for Carl Junior, a giant American-headquartered fast food chain. With about 30 bidders in the auction room or on the phone on the auction day, each offering up to 57 bids before they sold under the hammer, it was clear that the marketing programme had been effective.
The units Mr Chaudhary sold are tenanted by Columbus Coffee, a Yogg frozen yoghurt outlet, Snackers convenience store and Bruce Lee Sushi.
The sale prices exceeded every one’s expectations, more importantly of the vendor.
“A big attraction for investors was the leases’ built-in rental growth which means their income is inflation proofed. All of them are marked by annual rental increases, based on Consumer Price Index, with three having additional fixed increases of 1% to 3% per annum, in addition to reviews to market on renewal. This offers investors real rental growth and good capital growth potential. Purchasers were therefore prepared to pay a premium to secure these units,” Mr Chaudhary said.
Impressive portfolio
Large retail sites including Bridgestone Otahuhu, Repco Manurewa, Tony’s Tyre Service Papatoetoe; investment units on Queen Street and Eden Terrace, and a retail block in New Lynn are among his sales achievements recently.
While Mr Chaudhary is a specialist in the South Auckland commercial property market, clients often seek his expertise for property deals elsewhere in the City.
“He brings an insight to the real estate table,” they say.
Be it a person-to-person telephone conversation, an informal meeting with the mentors of the ‘Young (Indian) Professionals Group’ or a profound gathering at a Business Awards Ceremony, this young executive brings dignity, integrity and exuberance to the environment.
This reporter has known Mr Chaudhary over the past six years since he joined Bayleys (East Tamaki), working as a one-man team, with traits of patience, perseverance, negotiations skills and the ability to respect other’s point of view.
It is these qualities that distinguish him as an individual and have made him the leader of his personal sales team which includes Property graduate Janak Darji and commerce student Rukaiya Daud.
