Waerenga Estate, Te Kauwhata
The secret about how Te Kauwhata is a great place to live is getting out, with many people from Auckland, Franklin and Hamilton moving to the area and a lot more growth is likely to come over the coming year with Waerenga Estate now on the market.
Schick Construction will be starting civil works onsite this week so the current signs for Lots 1-8 will be coming down as earthworks commence.
The concept for the development started with a substantial amount of research into the current offerings in and around Te Kauwhata, Pokeno and Huntly.
They asked a range of home owners in these areas, “What would you like to see done differently?”
Conclusive feedback
The feedback was conclusive.
- Can we have housing options that can be different to just brick and tile?
- Is there an ability to have more volume inside the homes?
- Will you be able to provide more hedging and less fencing?
- We would like our home to be more contemporary and reflective of us as individuals.
So, the Development Team went about using these mantras as the basis for the creation of Waerenga Estate, a location that stands out as being more than just a residential subdivision.
Waerenga Estate offers a range of contemporary and traditional houses.
It does not sell sections and Waerenga Estate is not a house building company.
Waerenga Estate is a merging of these two ideas so that there is absolute control over the final result, one that all will be proud to be involved in.
It will provide a home that you will love to live in and offer value that cannot be found elsewhere.
Urban Living Speciality
Urban Living specialises in the sourcing and conceptualising of residential and commercial projects for itself and its wide range of clients.
In this instance, Urban Living was responsible for the acquisition of the site, development concept and subdivision consent aspects of Waerenga Estate.
Peoples Westport Development Limited has now become the owner of Waerenga Estate and Pat Peoples is the owner and director.
Pat also owns Schick Construction in Hamilton.
The builders are Craig Ryan and Ben Latham both from Hamilton and the architect is Evan Mayo from the Architecture Bureau, also based in Hamilton.
McAlley Group are doing the project management and Rutherford Project Management are the quantity surveyors. McCracken Surveyors designed the subdivision and Dave has had over 30 years of experience designing residential subdivisions in the Waikato area.
Desirable Place
Te Kauwhata is becoming a desirable place to move to and have a great lifestyle away from the hustle and bustle of city living.
Prices in Auckland are at an all-time high and Pokeno is now 35-50% higher priced than Te Kauwhata, making it a popular alternative, particularly for first homebuyers starting out in the property market wanting a nice community to bring up their family and those looking to downsize from larger homes and higher priced areas to free up money for retirement.
The Rangiriri section of the Waikato Expressway is currently under construction and will be completed in 2017 and the northern section between Auckland in 2018, decreasing the travel time between Te Kauwhata and Auckland. The section between Hamilton will be completed in 2019. This will add to the demand for properties in Te Kauwhata and make it even more attractive for commuters to both cities and add value to properties in the area and growth for local businesses as more people move to Te Kauwhata.
First Stage
Stage 1 of Waerenga Estate has just been released and is selling quickly.
The subdivision is on the right hand side of Waerenga Road heading away from town/the motorway and offers a point of distinction in location, design and construction. Some lots have views over Lake Waikare and a rural outlook.
Waerenga Estate offers complete house and land packages starting from just $429,000 with large sections and a range of designs and cladding options – plastered and painted brick, board and batten and cedar weatherboard.
As it is new construction, buyers can secure with just 5% to10% deposit; and deposit payment options are available. First homebuyers can use their KiwiSaver towards the deposit. Larger homes can be custom designed to suit. Whether you are looking for your first home, last home, or an investment, Waerenga Estate has something for everyone. Completion of the homes is from December 2015 to late 2016.
The town centre is just 1km away and the local primary and secondary school and child care centre are very close too.
Waikare Golf Club is just over the road with an 18-hole course and a Clubhouse.
